No, but would you be starting with some big capital spends on a stadium, gym/training centre? That'd quickly burn a lot of extra cash.

Aberdeen have already stated they're open to sharing their new facilities, there's mcdiarmid park and Stirling uni too.

The only way of ensuring financial viability is to own your own facilities. Locking yourself into being a tenant is a sure way of making a rugby club a money pit unless you can get a great deal and huge crowds like Leinster.
